This is not a detailed step-by-step of how to flip a house, diving deep into the trivial details of the real estate market that may or may not apply to your situation.

I'm looking into seller financing or lease options but haven't done one before and don't want to dive head first without knowing what I'm doing.

CapEx will require some tweaking once I get deeper into inspections on the properties.

Just getting started, diving in feet first to Bigger Pockets and seeing more possibility in real estate investing in the near future than I realized.  

I am a data junkie of sorts, so I started with this document here (http://uli.org/wp-content/uploads/ULI-Documents/ET17.pdf), and once I saw some things about markets I liked I started digging in deeper into the markets themselves through my independent research, and then finally got in touch with someone who was working on the ground in the markets.  

Congratulations on diving in. 

In addition, to rental properties I'm also interested in doing flips and rehabs but I will not nose dive into these areas until I am fully educated.
