I’m currently working on 58 unit BTR development project and seeking one or two private debt investors to help fund it.

Just wanted to thank everyone in this fantastic community - what a wealth of knowledge you all carry!

My lender is requiring this and I need to find it ASAP.

I am won't buy anything this year but rather next year so I am wondering if it makes sense to approach an agent or a lender months in advance, weeks in advance or only when I really already saw something I want to buy.I don't want to waste anybody's time and I am not yet sure what the best course is.

Texas has no requirement for an operating agreement, but I would like to have one as I hear the general consensus is that (if done right) will help with liability protection. 

If you have any tips and tricks and best methods to getting my first sale that would be very helpful and appreciated. 

This past week, I feel like I spent more time on the real estate than the restaurants (city inspections, building permits, managing a construction crew, late rent from tenants, etc. etc. etc).
