Luckily a lot of things in Hawaii can be found by word of mouth since it's a smaller community here, so I guess it's just a matter of meeting the right people as well and keeping our eyes open for an opportunity.

Now with regards to a lender...your best bet is going to be a local community bank and/or credit union.

As mentioned further up, 20 - 25 years amortization is common from local community banks.

I have an opportunity to invest in the development of a high-end retirement community in Atlanta.

If you network with your local investor groups you should be able to find someone that is reputable in your community that does private lending.

During the last downturn, the regulatory uncertainty in Washington had all 4 of my community banks no longer lending for portfolio or commercial loans.
