A judgement doesn't get you paid, but does result in some more cash out of pocket.You might still have the problem of getting a timely payment by enforcing the judgement, but might be able to use it to apply a lien to the new mobile home.

@Zack Karp I was under the impression that the occupancy requirement of 1 year would still apply and would prevent you from refinancing into an investment loan until after the first year
