@Russell BrazilI rent out a lot of homes for landlords. 99% of leases convert to month to month with 60 day notice to vacate after the initial 12 month term.

The manager/owner's name is Chris Mullinax which I met in person and discussed his operation.

I just had my lawyer write up a sales agreement ( i am out of state for this property and have not seen the inside, seen the outside because it is next to one i own already / shared driveway) in the agreement i have my purchase contingent on me viewing the inside of the property and that i could either back out or renegotiate the price based on what i find. going to look at it this Friday. you need some sort of legal catch all phrase that will help you back out of the agreement no matter what, maybe @Chris K. can help with this ?
