Site built will always be more flexible in being able to address a specific challenge a site may have because it can be built piece by piece to accommodate that challenge. 

In my opinion, Manchester has some rougher neighborhoods that might create some management challenges, and the city also requires you to get and periodically renew a Certificate of Compliance for each multifamily that is being rented out.

But how, they provide business and feed a lot of the local families who contribute even further to the local economy.Not many folks run their rentals from out of state, majority leave near by and they rent out their secondary homes, manage them selves.Certain percentage even moves in campers on the property or out to campgrounds for the simple reasons to make it trough and get more income.Just laying points of view.Living in a seasonal tourist town near national park is a challenge on its own...To begin with house prices have never been cheap...Curently your "starter homes" are in the 300k range and in my eyes a lot of them are full gut remodels....I can't say when was the last time numbers for LTR made sence around here...

. ^^ yes I closed on a house hack a few months ago and this is exactly what my mortgage broker told me, FHA appraisal itself was not much of a problem, the appraiser just looked for proper hand rails, chipping paint, relief valves on water heaters, etc, which are not a big issue unless the house is in bad shape, the bigger challenge was getting an FHA offer accepted over competing offers because of the perception to sellers that FHA is a big hassle/may not close, a 203k loan can wrap money for any needed repairs into the mortgage, so showing pre-qual for that may make your offers stronger
