Hi guys, i'm looking at a few great deals in reo properties that i would love to buy, fix up and hold as rentals. they are all out of state, though, but they are very cheap and I can buy them free and clear with my own financing.

I have never really received a clear explanation.I would assume they are to prevent some fraudulent activity that has been experienced in the past with refi cash outs, but the banks have seasoning issues to protect from that now anyway.

It is clearly spelled out and it is how most lenders look at it whether they have specific guidelines or not.

Each lender has their own policies on how they view the "benefit to the borrower:" mentioned by Jonathan Rex above and you want to steer WAY clear of this for reason 3 below. 3.

I think most investors are conservative and place less weight on tax effects, but to completely ignore them would not provide the most clear picture about an investment decision.
