Make high ROI on short term project

Hello,

Most of the posts I read have to do with buying, renting, holding and then retiring or having a second home in Panama or other foreign country for investment. This is what I would call a nest-egg or long term investment. In addition, your value is only on paper and not realized unless you sell it; I have not yet found a bank that will give me a LOC out of my foreign real estate equity.

When I think of "investment", I think of creating new money, usually with a 2-6 year time horizon.

Pre-sales are now risky due to unpredictable sales and developers are going belly-up.

Investment clubs, which you must often have $100-250k minimum to put in, obtain good pre-sales from developers, but they usually have to purchase 30% of the units.

My solution is investment in a development project with the developer where you become a partner. You will share in the profits made off of the condo complex, receiving a percentage of the full sales price of each unit. Your cash will be returned to you within two years at a double digit return.

Building plans include: a commercial center with a SCUBA shop, bar, restaurant, 32 condos and a beach club.
