My opinion:  The only way working as an appraiser will give you more knowledge for your flipping business is if you target appraisal companies that work for lenders that specialize in construction loans and use appraisers/inspectors to inspect & approve work for a borrower to receive the next draw.

Ask specifically if they will count your rental income and what DTI they'll need to see to approve a new loan.Commercial lenders will absolutely require 20-25% down.

The agent that told you that is correct, however commission is negotiable, you can offer them a lower rate to list a property or use it as a negotiating tool in their next purchase assuming your broker approves, also it incentivizes them to use you again for their next purchase.
