I know people that have had long standing retail and restaurant businesses and had their leases not renewed by landlords which basically put them out of business because relocation was either too expensive or they never made up their revenue in the new location.Just so you know where I am coming from, I purchased an existing retail wine and liquor store in a rented space about 7 years ago.

Be flexible on repair and clean out requests (obviously not applicable when buying a rehab).I hope that helps - and good luck.

Also don't price things aginst what they cost to rent, rental stores often times change upto 80% of the product cost to rent. 

Most universities look at the parent's residence status for the kids application - if I do this a year or more ahead of time, would I be able to have him enter a university in my new state as an in-state resident? 

I recently realized the city requires all single-family rentals to undergo an inspection process and $65 application each time the property changes tenants.  

Just as an example while running backgrounds recently a tenant applicant had multiple convictions for theft and fraud.
