Everything takes time , and time is $$$$$$While I agree it is a business and all businesses need to get paid, I would argue that on small items, they already are getting paid via their monthly fee.

And this is not a local SF market thing either, it extends to all markets, even (and in some cases I'd argue especially) those that readily show cash flow on day 1 pro formas at retail price. 

The lot of you can argue this with me or throw out your own opinions all you want.

I would argue that I will save on vacancy and property management due to the relationship to the tenant, that might make it look a lot closer to the $1850 on an equivalent basis.  

Market technicians may argue the applicability on a failed cup/handle pattern on an index, but it's the symbolism that it conveys that strikes me.

The amount of paperwork that gets avoided with this system is monstrous, and I know for a fact that it has saved my bacon a number of times with challenging customers who later want to argue about what they did or didn't agree to.

I say that bc some may argue that 7 moths to return that little money is not a good ROI timewise, but for me it is a side hustle that I hope to become a fulltime hustle so it's not an issue.
