Not only I’m a scared they will destroy the property further... but I’m terrified someone will burn the house down and get hurt!?

I am looking at newer houses that would require less maintenance.In total I may get aprox the same cashflow but:- Option one requires less properties to manage- Option one has the potential of special assessments where option two wont.- I am under the impression that apartments require more management than houses (some odd thinking without any basis, just gut feeling)- Option two would be at about 2hrs drivingWhat would you do?

Sometimes evictions can lead them to destroy or ruin a perfectly nice rental.Good luck!

Its just so annoying to me that after we went firm, its like we are non existent to him and he does no more work for us and wont find out any info I request from the seller, all he needs to do is make one phone call or even email! 

If your target prices are lower than other flippers for the same property, you simply wont get the property. 

Without the SSN you wont be able to run a credit check but you can still run a background check.

Sometimes when you try to get too much out of the deal you can destroy the relationship rather than build it.At the price point you are building your real estate business at, and with loans too, you should be stroking the relationship with the realtor so she will think of you the next time a good deal shows up.You will find the same goes through out all the business relationships you will need to develop.Example, I just had 4 trees cut down at one of my properties. 

I think that is your best bet, if they pay their rent and don't destroy the property then there is no reason to raise a stink over it.

I would love nothing better than government to actually work for the people, do smart things, not destroy economies (as I sit here in MN, land of the lockdown and winter outdoor dining....).

Everyone here obviously believes in the awesome power of REI, but I wouldn't throw caution to the wind and destroy this excellent potential nest egg you have.
