I have a lot of investors/wholesalers who negotiate $100-$500 EMDs and they put them in escrow to keep the seller happy but the end buyer add this to their costs and reimburses the wholesaler for the EMD at closing.

Whilst legally this should trigger the sale purchase clause and put you in breach of contract, both of them admitted that the transfer is a common occurrence and not a big deal.

Section 8 can be great for a few reasons, you get guaranteed rents, the tenants want to keep the benefits so they generally take care of your property.
