In any event I would assume a prorated amount would be the charge vs 100%.[1] How did you do that to them, because it looks like renter damage vs (wear and tear) to tops that will last longer then 15 years, (are these cigarette burns that you sanded down to try to blend into the busy pattern)?

We have guests who come for events at the Expo almost every month and families who have adopted a child, not to mention events like Tulsa Tough and The Rt 66 Marathon.

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

You just have not found that event, place or thing that will create the shift.  

It is a non-event for tax purposes (unless there is still debt in place).  

Then you can start attending local real estate events to build your network of agents and lenders.

You need to build a case in writing in the event that this leads to a worst case scenario of having to go to court.

The rules should set time windows for events / actions that may cause a nuisance for another tenant, such as running washer / dryers, playing musical instruments, playing stereos, etc.
