Tenants knowing they do not have to hide the fact from their landlord that they intend to leave mid term they will most likely give you better advance warning as opposed to "I am breaking my lease and leaving in two weeks, sorry I didn't tell you sooner but tough luck".Good tenants have no problems with M2M where as bad tenants know they are at risk when the landlord is in control.I only have M2M leases for all my tenants from day one.

If your neighbors work for nurseries, have yappy or mean dogs, erect two fences around their property, are livid when PGE goes in and places Smart meters on their electrical box, have motion detector lights on their house and locked access on all parameter gates you can bet its a grow house.  

If I have white cabinets, and a darker brown countertop, should I use a light color backsplash or should I use something brown or would a mix be best?
