I have not done it internationally, but I have purchased, managed, BRRRR'd, and flipped multiple properties out-of-state successfully while active duty military (I've been in the Navy for a little over 14 years now).I recommend starting with David Greene's book "Long-Distance Real Estate Investing".

USVI has similar programs as PR for those that invest in Enterprise Zones and/or establish companies within the territory receive a 90% reduction in income tax + waiver of property tax, customs duties, gross receipts, among other things.While each territory has its own unique tax incentives, we still enjoy the best of both worlds as we also have federal Opportunity Zones, in fact, I believe ALL of Puerto Rico is within an Opportunity Zone.
