You may have to repeat your efforts to find a tenant that does meet all your criteria for tenant selection. 

Wholesaling is allot of work, allot of researching and allot or running around and of course you do need a strong marketing effort. 

No one can say what the outcome of a bidding will be but I myself see it as a lost effort where even if I do win a bid it I will not get a property at a good enough price to make it worth the entire effort but its up to you if you really want to pursue this method of buying properties.

It takes time and effort to find those folks and cultivate that relationship.

But, as @Chad Conrad said, someone needs to shoulder the risk as well as the coordination effort during construction.

I suspect the sellers attorney will have issue closing with a 3rd party... is there really enough money in these deals to do business this way... seems like a lot of time effort and work for small dollars..
