The only saving grace I have right now, for that plan anyway,  is that I have a friend who is an appraiser in the area and has agreed to look at comps to get a good since of what the ARV will be.  

If you can buy a $300k property and only come out of pocket $400/month for it, that's a MAJOR win my friend.

I have a loan officer and a accountant and also a friend who owns property but he buys everything cash.

When I've done this to see how much money I didn't make because I didn't use real money, I ended up learning how much money I didn't lose because I didn't use real money.

A friend told me about this website a few days ago and I sign up to a REIA which he's joined recently.

There is another consideration though it may be a small one, fire hazard, occasionally they explode, or overhead which can cause a fire or injury to the user.

We have a family friend who has been a contractor for over 16 years, so we chose him to build our house.

I also have an hvac close friend that will help me install the HVAC unit and will only charge me cost and free labor.
