If it's in place, it may alter your acquisition strategy depending on your skill set.If you're not good at renovation and repairs, you may need to buy different properties.But I'm of the opinion that if you disclose any problems with the property that you're aware of and your seller still goes ahead with the transaction, you should be fine.But always check with your local officials on this.

My son does most of the handyman stuff and I do the people stuff for him for his rentals.I've got a couple of people I call when the repairs are above our skill level.

Rentals normally are going to require at least a down payment and closing costs but not always, and they may need to be fixed up, also.Wholesaling and rehabbing are time and skill intensive, while rentals are by nature passive and can be delegated out very easily.If your credit is in the toilet, building an extensive rental portfolio may be out of the question right now.
