Assuming violations
Hi guys.
New here.
I have been a real estate appraiser in Trenton NJ as well as the entire state for the past seven years. I am now starting to invest there.
Question:If I assume all violations when I purchase a property (for a quick sell), can I sell the property and have the new buyer assume the violations again? Or will I have to correct the violations prior to me selling the property?
Although I have heard at City Hall that I cannot pass on the violations to the new buyer, I find it hard to believe that investors are doing this!!!
Any advice would be appreciated!
Regards,
Henry Frank
