Alternatively, you could get another private lender to loan to you and use the property as collateral (ie put a mortgage on the property and sign a promissory note).

If you want to do this as a business or scale it, turn key might not be right for you but if you are out of state, have a busy life, out of state and can't effectively manage a project, then turn key is a great alternative.
