I have seen them treated the same as a duplex even when not zoned for such, but it was in an area close to where such zoning was present (so appraiser apparently did not check the zoning).

@Julie Sisnroy you can have your agent represent you and treat the cash buyer as a customer (as defined by the Colorado Real Estate Commission Docs).
