I think you'll deal with this issue if you replace the middle tenant anyway.

My strategy is to start with 3 and 4 unit properties and get enough doors to replace my monthly income.I know there is nothing passive about real estate investing but I am excited about the potential  for FI and building wealth.

People break incidental stuff or use it in ways you dont want it used and it is a pain to replace.

You'll be able to pick up a few tips and trick for you to use when it comes time for you to get your own.
