I would recommend raising it incrementally throughout the years in order to avoid the shock to the tenants system of raising it in one big chunk.If you choose to not raise your rents throughout the years, it will also put you at a serious disadvantage when you are looking to sell because now you have a long term tenant paying below market rent.

It can take a little digging but they are not that hard to find especially when you have a solid network of other investors, wholesalers and good investor friendly agents.Location is going to play into all the things you have to worry about in terms of rents, sale prices, crime, STR/LTR.Do you have a specific zipcode or area you are thinking?

Both parties on deed as tenants in common.Putting myself in the money-partner's shoes, even with the expectation of long-term property appreciation, I would want some immediate return on my cash invested.
