Talk to a local attorney who knows the specifics on each step in your area.

As for crazy talk like "taking out a tree", no, sorry, that's part of the house and unless you were planning on taking a tree out anyway that's a non-starter.Tenants aren't "customers" in the "customer is always right" sense.

Talk to people that have invested there and other markets.
