It's actually a very straight forward process but there is a process that must be followed.

When I started looking into this I thought it would be straight forward, but its not...Thought experiment: I am in Ca and I have an LLC devoted exclusively towards my real estate investing.

FSBO paperwork is pretty straight forward.  

Usually we get newer homes that don't require much change in the layout so rehab is pretty straight forward and I don't really need detailed drawings. 

There are numerous apartments, a Marriott hotel,  dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

Juan,I like the way you laid this out so simply, this seem like a very straight forward approach. 

Figured I would ask any advice, recommendations, or thoughts about viability, and best paths to get there.
