I have come to the forum to see if anyone else has had this similar experience and what steps did they take to not allow this situation to stop them from investing?

If I look at the first provided comp and realize it does not come close to meeting guidelines, I stop reading.

I still haven't got my first deal but I'm not going to stop until I do so.

I know out our way once you hand the check to the crier its over..WE have to have cashiers checks on the spot for full purchase price.if you found out the day of the sale their could be a chance to have your bank stop payment on the cashiers check but you would need to be a pretty valuable client for the bank issuing the check to do that for you..

Start a LLC to keep my personal and business separate and give me access to hard money.

Be aware that the MLS system for the Springs is different than the Denver Metro - if you are looking in El Paso county make sure any Realtor you use has access to Pikes Peak MLS.

This facility is unique that it is in a resort town, 100% rented with a waiting list, not typically accessed on a daily basis.
