If you don't have management in place, get up to speed right away on Nevada Landlord Tenant Laws (note there are requirements for point of contact being within a certain distance of the property).  

I already make note of what is needed during my final walkthrough so I show up at 3pm with blinds/toilet paper holder/ect - whatever they broke. 

If not, you need to go over now and take notes about what the property looks like.

He creates a note interest only, or no interest with breakdown of equity split if there is one You or your company takes title to the property.

The note was short but it was interest only. 

15 year old fiberglass tubs can crack with normal wear and tear.....they do have a finite lifespan.....often longer than 15 years, but it depends on the quality of the materials and the set up..... but they can also be beat to hell and crack from doing something stupid.I think the big issues is that they noted the issue 4 month ago and didn't say anything........ and now the damage may be far greater.What does your lease say about tenant notifying the landlord of damages or issues at the unit?
