My experience is that commissions become more negotiable with a softer market.You can also put on your listing seller will not pay buyers's closing costs, but if that is becoming the norm then you would be at a disadvantage.It's whatever the market will bear (as I am sure you are aware).

I believe that cutting an opening on the side to make a door could compromise the structure of the house... as external walls are definitely load bearing.
