Some cities require the STR permit number in the title or very top of the OTA listing so city permit  technicians can scan and keep track otherwise the owner will be contacted and fined for forgetting or shut down if operating illegally.Some cities have a 24/7 STR hotline dedicated to receiving any complaints (from neighbors, HOA) for a code compliance officer to act onSome cities issue expensive fines for those operating without the STR permit

Hi guys, It's my first STR, located in Beaufort, SC and they require a Rental Agreement for the guests.  

It also requires a small monthly payment, so once it's started we've got our impetus to meet at least once a month (lol).Speaking of which, I'd say it's nearing the time to propose another Yokohama area meet-up!

For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.     

Could it be they have too many "students" or are they simply using "shills" and "influencers" to make them seem larger than they are thus attracting more people to give them their hard earned money. 

What's required of you from a business perspective is to assess the cost of correcting the problems versus the cash that the building will bring in.   

Podcasts and books will simply reiterate whatever a "guru" will tell you.

That might be difficult to do, especially in FL where most carriers are requiring a 4 point inspection.
