Hi All, I wanted to see if anyone has a recent experience to share about MSHB in Memphsis, TN.

Not only will they be your tenants but your neighbors, with shared walls?

I love the team that I have in place, which is a major factor keeping my focus in the same geographical area.Going forward, I'd like to explore multifamily rentals and maybe expand to a second market such as North Florida or Central Arizona.I'd also like to get more involved in the real estate investing community in general and attend some meetings at a local REIA.I'd love to share any of my experiences if it helps someone.I look forward to being more involved as a member of the Bigger Pockets community.

For those who have tested the waters - would you mind sharing your biggest mistake and how you could've avoided it when you first made an investment in a property?

With some patience and a good realtor I think I'll find what I need.. will def share when I get there!

You could potentially team up with a reputable local wholesaler/company and allow them to perform ALL of the work and share the spread with you.
