I had great communication with the transaction coordinator there, who sent me inspection reports, photos, and answered some of my questions/concerns.When I closed on the property, it was not yet rented. 

Not alot of people realize this, but if you sell for $40K less than the property is worth, be prepared to be sent a bill for the $40K after closing AND be prepared to be sent a tax form to treat the $40K as INCOME on your taxes for the year you sold it (which TOTALLY RUINS YOUR DAY!).

As far as Foremost, we use Foremost for some of our rentals as USAA actually sent us there and our bill is connected to our USAA account as USAA used to not insure more than 4 investment properties so they were the ones to provide Foremost, partnering with USAA. 

I sent numerous emails asking if they needed any further detail or if any additional paper work was need.
