Its best to look at the actual police logs to determine the crime rates.That being said I believe you can actually make more money in the lower income areas but you have to pick the unit and the tenants carefully.

Another thing I did when I started out was, I would call the local police department and ask to speak with the Sgt. and I would them this question: "If it were your son or daughter buying this property, would you be OK with the area?"

I would think it may be difficult/annoying to police the covered parking spaces at an eightplex, assuming you charge an extra monthly fee to a tenant who wants access to a covered carport.
