I am curious if any more seasoned folks know any other loan products out there available to us “self employed with an employed spouse” situations.

The property its self it pretty turnkey for a rental property, although 5-10K could make it look nicer (landscaping, repainting etc).

I hadn't really considered self managing but you're right, Kyle- it would definitely eat away cash flow!
