Tenants save money when using a shared meter, so there's plenty of room for error when calculating how to distribute the charges.

There seems to be a TON of info on BP and elsewhere for getting QB up and running for rental business but not flipping business. 

My current savings pot is low; I believe this will enable me to accelerate my savings goal as the barrier to entry is significantly lower.

Requiring that alleged cash buyers show you PoF is completely reasonable and will save you a TON of time!

My plan is to get a HELOC on our primary residence to use as needed for reserves, and save all profits from the STR until we have sufficient reserves. 

Alternatively I could just put $300k savings into a notes fund and hope for the best - earn 10% ( about the same annual amount) without doing anything, but also without control.

While I am still saving money and deciding between moving out there now and "househacking" which would involve a job/career switch or buying as an investment property, I have a trip planned for next week to Nashville.
