@Michael Blum On the plan B matter, I think furnished, month-to-month is a great plan B, and far superior to LTR, especially if the home is already furnished.

The main thing is just to get started and get into one, especially with interest rates so rock bottom low.One note I will say - if your primary goal is live rent-free with one property in Paterson, you may want to consider a conventional mortgage with higher down payment, just to decrease principal so that your monthly payment is lower and easier for tenant rents to cover it.

Take out the ceiling sheet rock to the corners or within 2 inches, remove the insulation and sheet rock. 

(Possibly a state by state issue) Scott  pop on to Dominion lending in Baltimore city they have a rock star website and at the bottom of the first page as required by law you will see all the states they are licensed in .. and those states are the ones that require the license. 

There are loads of options with single family properties that are in class a,b and c+.
