I am needing referrals to reliable General Contractors in Pensacola who have experience working with real estate investors.  

I'm considering purchasing a "buyers" list but I'm a little skeptical on reliabilty of such lists. Is there anyone out there with knowledge of Buyers list for wholesaling deals to?

There are many flippers here, I personally work with Corey Finnie with SD Flips, and Henish P with The Home solution Co.

The easy solution to this problem, at least in my MLS system is after the property goes under contract, we change the list price.

After a long conversation I sense the seller may have some mounting financial pressures that make him desperate to leverage his property as a solution, whether that is this development idea or even just selling his property.

By the way I will search more for leverage options:)Dear @Mike Sivert, you are right that it can vary on many options but checking the zillow, craigslist and 50% rule of thumb will be solution for me at this moment.
