If it's a lender we know nothing about, they strongly encourage the buyer to at least do a phone application with our preferred lender so we know that the buyer is good.For this particular property - make sure you have fantastic pictures, reduce the price to your contracted price, and talk about that in the descriptions.

They may also tell you how much you should earn if you buy by their price sometimes, like a pro forma estimate.

I imagine the original note had an assignment of rents and when the owner had to reduce rents or had a vacancy, the bank exercised the assignment and the bank later sold the note to a note buyer, most likely for a discount.

I figure if I can cash flow the land put our cash requirement into the building, it would reduce our up front cost. 20 year loan is the max they go on commercial, and payment.

There are other web sites to find justifications to do the wrong things in RE, not so much here.Now, a Land Contract doesn't have rent credits, principal amounts are reduced in a note and they are a financing arrangement
