Hi all, I want to get out of the real estate game and do a 1031 exchange to roll my equity into a home that I will eventually live in after the 2-year required rental period.

I’m trying to get into single family home real estate and I have been trying to get a feel for the type of cash flow involved.

Our last three deals which had real property were 15%, 13.5% and 13%.

I am wanting to start investing in STR acquiring or developing the real estate.

It's been brutal with real estate prices dropping so dramatically and rents plummeting as well. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

What is the best way to find a trustworthy partner for this real estate investment?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I remember 6 or 7 years ago, the hosts of the BiggerPockets podcast would encourage investors to go to local meetups to meet with other local investors to network and learn about real estate investing in their areas.
