One additional issue we would like to bring to your attention is that Gustavo set up a work out area with foam floor mats in the basement which were damaged by the flooding caused by the gutter not being fixed when we initially brought it to your attention.

I am looking for insight to the mind of an active real estate investor, someone who has used this method and has a pros and cons list, or maybe a couple tips of things they wish they would have paid more attention to the first time around. I wanted to share some details and timeline from a recent project we did - hope this will be of benefit to some readers. 

I first was interested in fix and flips, but buying rental properties was brought to my attention through a friend of mine.

There are ALOT of deals happening as cash offers in this area too so that's always what you hope for and being that it's a ranch, it draws the attention of retirees; who tend to have easy access to funds. 

I've spoken with a few agents and PMs already and am working on narrowing down some specific neighborhoods to give my full attention.
