FEASIBILITYSo we've gone through our checklist.1 - Flood - yes, 100 year2 - Trees - yes, engage the City of Austin arborist to determine setback requirements3 - FAR - yes, plenty of room on paper, but the long 25' setback is going to squeeze us4 - Survey - the key element in this case is getting the 100 year flood plain line and elevation certificate. 

Visually speaking, new development can be seen in many areas and it has strong a vicinity element near the Redline, college, and hospitals.

The critical element is that you have the INTENT to (or did) hold the property for rental or investment purposes.

As you have many more eggs in one basket, and the capital requirements are through the roof, an investor deploying this strategy will make much lower cash flow and return on investment, but possibly a much larger capital gain.It's not wrong to focus on any of these strategies, but know that you likely shouldn't combine elements.
