My intent was to purely wholesale with no money (assignment) but I have learned with short sales I will need transactional funding, which I think I may be able to secure.

Our model is buy and hold real estate through pure rentals, personals turned rentals all being class A properties so smaller margin but lower expenses.

We also buy pure rentals on the side.

If you are doing a pure rental property investment where you will not live there it's going to be 25% down.

We do a mix of pure investment properties with personal properties turned investment (lower interest rates/down payments).

If you are looking purely at numbers, like you mentioned it is hard to find something that cash flows here.

Still less than you’d pay renting I’d assume.House hacking the duplex has given me a lot of experience I could not have gotten if I chose to save for another year and buy a property purely as an investment.
