 I think if the lease allows you to raise rent and you give her proper notice, you could raise her rent (provided there is not something in place in NJ that would override that).This may compel her to leave, but I doubt it. 

You have no idea how to properly evaluate a property for profitability.

There are many companies still moving into the greater Boston area, and many of the dominate industries in Boston continue to require face time - think construction, biotech, education, medical personnel, etc.I do think there will continue to be an increase of people moving from Boston proper into the surrounding greater Boston area. 

Again this is just documenting according to terms of the lease.This will be a trying time for landlords, but by documenting everything, and following the terms of your lease, you will have the proper documentation later if you need to go to court or if you need to talk to YOUR lender to ask for a loan modification.
