I understand that landlord is responsible to repair anything that related to health, safety and habitability of the tenant and the property. 

Key things you will want to know about are the market dynamics (is it growing, shrinking, diverse economy, tenant friendly, etc), the property and operation plan (seeking proof of concept for the plan and a safety net in case market shifts or projections were off) and references for the sponsors. 

The social safety net we have here is so vast and many people rely on it to live...but at the same time, so many people take advantage of it and use it to live a life without worry or ever having to work again.

Windows get boarded up if they are broken and not essential to safety.

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

With that, people regularly tell me they prefer these parks due to screening/safety and overall feel of the place.

I thought of maintenance issues, creativity ideas I had, repairs needed, safety concerns and also alerted the owner who was very appreciative.

Are there more requirements locally to maintain safety standards, or is that the business' responsibility within the assisted living facility?
