An outlet in the house burnt out ( I am thinking it is due to them)  but they had to shut the breaker off which shut the power off to some bedrooms in the house.I scheduled a electrician to come out the following day but the tenant texted me saying they cant be there to meet him.  

This sparked a conversation in the office about how owning a rental property is an excessive burden and there is no money to be made in real estate.

Through reading the forums it appears the pros to a SFR "conversion" to duplex is cash flow (and it appears to cash flow great).

I wouldn't install inexpensive ceramic tile, I'd pay a little more for materials and install a good quality porcelain which won't be as susceptible to chipping as ceramic is, I'd combine that with spending a bit more on one of the commercial grade grouts like Tec Power grout or similar so that the grout never needs to be sealed and the color won't change with wear over time.  

Most people don't have a clue of the power of this program.

It being up for rent 'for a while' sounds like the perfect opportunity to inspect and strike up the conversation of rather buy than rent. 

The people I know are not RE investors currently, they just work with me at the power plant.
