Hey all,Recently got dual-citizenship (US citizen, obtained Mexican citizenship) and am planning on buying a home in Mexico as part-time STR.

I will admit we got pulled into one and to be honest, found what we received through the Bigger Pockets network (tools, books, networking, etc.) far exceeded what we made many times for elsewhere. 

Personally I am not a fan of sitting on a lot of POH homes for sale at the same time. 

You only options are going to be DSCR or a true commercial loan.Both of those are going to require 25% down for a "First time" buyer with (zero) landlord experience.

I am a current restaurant owner who is looking to become eventually full time real estate investor.

Providing an update on this as we ended purchasing a house with these circumstances are are considering doing it again and thought it might be helpful to share the experience and how the concerns I noted at the time were addressed.Our scenario - Purchased a SFH in CA for significant price reduction with "free" rent to seller's brother for 3 years.1.

If you are able to make cash flow on the investment and have it pay for itself in the time of owning it, then it may make sense.

3 for now I have many contractors and PM in place, happy to help  Hi Bob, thanks for the reply the property management company is the one I have been struggling with finding  the most so would be super helpful if you had any strong recommendations I could vet You need contractors as well TRUST me the ones you have spoken with and think they are what you need, 99.9999% of the time just kiss your money goodby, I am not speculating.

If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon.
