I have the capital for a down payment and holding costs for a year but am struggling to find a lender who does not require a first-position lien on the home (the seller does not wish to subordinate his lien position).It has occurred to me to seek a partner-investor who would profit share with me if I was responsible for renovations, as I’m an experienced and licensed Residential Contractor.

Would love to purchase some place that has year round activities so income isn't limited just to winter.

I have been doing a lot of research into where we might buy another STR and was looking at Big Bear Lakes, CA because it is very close to a downhill MTB park and my kids race DH and have always wanted to get a place close so we can go spend a few weeks there whenever we want.

While certainly not as extreme as the examples in the article you shared, I've seen condo owners in many states hit with special assessments. 

Tenants in CA think they have all of the power but they don't, we as the landlord need to understand the lease in place and can then take back an equal position to them.
