I have also sent personal hand written letters to people who are listed on the tax records of properties that are vacant.

Action always beats inaction.

I am a broker but would prefer to pay a person rather than a corporation on my personal investing. 

From talking to investors over the last few years there seems to be alot of action that way.

Look locally for established real estate agents that specialize in investment portfolios.  

I personally would spend that much to fail a couple of times to learn.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

@Jennifer Burgener There’s really no reason to stay local with a 1031 company unless it’s just personal preference.
