I am losing around $400 per month on this property.Is there anything that I can do about the property management not listening to me?

The owner is 1-2 payments behind ($550 payment per month).

Should generate $4500 per month revenue with property taxes being about $500 per year with a 10 year abatement.

So this has me thinking that I would like to rehab and hold at least one property per year for the next five years.

Something like this, just off the top of my head....you can probably find some cancellation notices/addendum online.As per the contract dated____, between xxxx and xxx for the property at xxxxxx, I am hereby terminating the contract as per the inspection clause, paragraph xxxxxxx.Both parties hereby agree to terminate the contract, relieving the other party from any further obligation, and the earnest money of $xxxx shall be immediately returned to buyer xxxxx.By:   Buyer xxxxxx____________________________.  

Do you pay on commission base or per hour?  

@Skyler Chaney,  Hello Skyler, I've been looking at plans for an unbuilt tri-plex which when completed is expected to offer cash flow of several thousand per month, instant equity of near 20%, and a Cash on Cash Return on investment of over 50% the first year.  

Idaho's privacy laws stipulated a $1,000 fine per incident (I think that it was interpreted to me as meaning per call or piece of mail) if convicted.

Late fee is 10$ per day after the 5th....so she is up to 100$ as of today....she says she's bringing me the other 300$ that she owes on rent on thursday...but she can't pay the late fee...so my question is does the late fee continue to accrue until she's paid the total WITH the late fee or do I have to stop it accruing as of wednesday if she pays thursday?
