As a syndicator, I can say that raising capital has become much more challenging since 2022, so many deals have closed in the last two (2) years that aren't fully funded and that are continuing to raise capital after the closing.There's likely truth to the money being raised going towards reserves, which is a very important part of any syndication deal (running out of money is one of the big reasons why syndication deals don't go well). 

In similar situations, it may be worth considering renting first and selling later when market conditions are more favorable.Finally, the importance of choosing the right agent is a valuable lesson.

I have found that there are 3 main parts to a seller financing deal: down payment, interest rate, and price (4th would be the term).

Bonus depreciation is highly beneficial because it can be used to offset any income, not just passive or real estate income.

If there is debt on the property you run into the debt-financed property issue which can cause the rent to be treated as UBIT and be subject to the trust tax rate which increases to 37% extremely fast.

We got the documentation for it and gave it to the TC Bureau so that it waould be paid out of the proceeeds and not have to be paid by us as the new owner of the property.
